Front Gates

To accommodate access by potential home buyers searching on their own and for open house showings, Arbor Hill's front gates are normally open on Sundays from 1pm to 5pm.  Arbor Hill property owners or their representatives must be careful never to publicly disclose Arbor Hill front gate security access codes.

Signage

Arbor Hill has strict rules limiting signage in the neighborhood, including real estate signage.  All signage must comply with the rules;  temporary alternatives are not permitted.  This is true whether it is a case of for-sale-by-owner, sale by a real estate agent/broker, or rent/lease.  All real estate signage is limited to one sign per property.  Also, that sign must conform with Arbor Hill's official format which defines the size of the sign, the use of the Arbor Hill logo (no other pictures nor logos permitted), the font, the text content (except for one optional text line at the bottom), mounting using a single small ground stake, etc.  Therefore, such for sale or for rent signs must be ordered from Arbor Hill's designated printer, which is currently The Awards & Engraving Place in Hoover.  Click here for the printable real estate sign order form.  Fill out the form and hand-deliver, fax, or email it to the printer (see form for delivery information).

Restrictions

The Arbor Hill Homeowners Association has strict restrictions, rules, & policies, to ensure the character, peace, & security of the neighborhood, and to maintain the property values in Arbor Hill.  These rules & policies govern issues such as the exterior of the houses, the landscaping of the lots, and the use of the property.  There are also restrictions regarding renting out of Arbor Hill property, and limiting business activities on the premises. When you purchase property in Arbor Hill, you simultaneously agree to comply with all of the neighborhood’s restrictions, rules, policies, standards, procedures, etc. as defined under the authority of the Arbor Hill Homeowners Association’s Bylaws and their Declaration of Covenants, Conditions, & Restrictions (“CC&R” or “the Covenants”).  Copies of Arbor Hill’s current rules manual are available upon request from Arbor Hill’s management company:  Premier Property Management  205-403-8787.  Potential buyers are strongly encouraged to obtain and review our rules manual, so you understand the type of restrictions you are legally agreeing to if you purchase Arbor Hill property.

Any realtor, closing attorney, or home buyer who is working on a closing under contract in Arbor Hill must contact Premier Property Management at (205) 403-8787 to request closing documents prior to closing.  Requesting closing documents well in advance will ensure that your closing goes smoothly, and it will allow the Homeowners Association to be sure that the new homeowner receives the proper documents from the AHHA after closing.
